  1. What is the building zoned for? It may seem obvious, but you’ll want to confirm that the building is zoned for warehousing.
  2. What are the currently approved uses? If you need warehouse space and also conduct manufacturing in the same space, confirm approval with the landlord.
  3. Is there electrical power available? Check if the specific unit has electrical power and what type of power it is. Ensure it matches your business needs (e.g., 3-phase vs. single-phase power supply for manufacturing).
  4. What is the clear height for the warehouse? Square footage is important, but height determines how much inventory you can fit into the space.
  5. What type of loading docks are available? If you plan to receive deliveries or ship via 18-wheeler trucks, you’ll need dock-high loading docks. The most common are dock-high (typically 48″ and designed to accommodate multiple truck heights) and grade level (also known as ground level, allows trucks to pull directly up to the door without ramps).
  6. How is the parking lot set up? Consider multiple factors, such as on-site parking availability, whether the parking lot is large enough for 18-wheelers, overnight parking availability, and associated security measures.
  7. Is the warehouse equipped with a fire-suppression system? Warehouses usually have either Early Suppression Fast Response Sprinklers (ESFR) or in-rack fire sprinklers. Confirm the type of fire suppression system during your tour.
